POLICY: Punch Out/Inspection for Subcontractors

PURPOSE: To provide for the orderly assignment of uncompleted work items and track their satisfactory completion.

RESPONSIBILITY: Superintendent

PROCEDURE: Inspections will be performed as described at the following intervals on all Carter & Carter Construction projects:

INSPECTION NO. 1 – FRAMING PUNCH

  • The Subcontractor Rough Punch form will be used. One form will be completed for each unit. This inspection will take place after framing has completed, but before any MP&E rough-ins.
  • Punch lists will be posted on 2 × 2 plywood installed in the breezeways or hallways adjacent to unit entry doors.

INSPECTION NO. 2 – M.E.P./PRE-DRYWALL PUNCH

  • The Subcontractor Rough Punch form will be used. One form will be completed for each unit. This inspection will take place after MP&E rough-ins are complete, but before drywall installation begins.
  • Care should be taken to ensure all framing repairs caused by MP&E rough-ins and furr down installation is complete.
  • Punch lists will be posted on 2 × 2 plywood installed in the breezeways or hallways adjacent to unit entry doors.

NOTE: Ladders and spotlights must be utilized to effectively perform this inspection. Care must be taken to ensure work is complete and conforms to plans and specifications.

INSPECTION NO. 3 – SUBCONTRACTOR ROUGH PUNCH

  • The Subcontractor Rough Punch form will be used. One form will be completed for each unit. This inspection will take place after all finishes are complete, but prior to carpet installation.
  • Punch lists will be taped on the entry doors inside each unit.
  • All electrical outlets, switches, and fixtures should operate properly.
  • All plumbing fixtures, mechanical equipment, and appliances should be operational.

NOTE: Care must be taken to ensure work is complete and conforms to plans and specifications.

INSPECTION NO. 4 – SUPERINTENDENT’s FINAL PUNCH

  • The Individual Room Punch List form will be used. One form will be completed for each room in each unit. The lists will be taped to the doors or countertops within the room being inspected. This inspection will be performed after all work, including final clean, has completed, but before the owner’s inspection.
  • The Superintendent should perform this inspection.
  • After this inspection all Carter & Carter Construction work will be complete and the units ready for the owner to occupy.

GENERAL NOTES:

1. All four punch list posting dates, as well as the completion and sign off of the work, will be denoted on the Near Term Schedule.

2. All punch items will be inspected by the Subcontractor Superintendent and initialed as complete prior to the Carter & Carter Construction sign off.
