POLICY: Emergency Water Shut Off Procedure

PURPOSE: Ensure Carter & Carter employees are properly trained to shut project site water off in the event of a water leak on site.

RESPONSIBILITY: All on site C&C employees.

PROCEDURE:
In addition to notifying the Lead Superintendent immediately, C&C personnel that become aware of a potential leak should take the following actions:
Determine where the water is coming from. Possible leaks can be separated in to 3 types of occurrences:

  1. Unit Level
  2. Building Level
  3. Site Level

Start at unit level and work backwards until you have determined leak location.

Unit Level Shutoff
1. Mechanical Closet Whole Unit Shutoff

  • Go to mechanical closet and shut off main valve to unit.
  • Main shutoff will be located between wall and water meter.
  • Parallel is open. Perpendicular is closed

2. Individual Appliance Shut Off

  • If exact issue can be identified, isolate leak by shutting water off at the individual appliance level.
  • Turn valve at water line.

Building Level Shut Off
1. Fire Sprinkler System
2. Building Domestic Water

Fire sprinkler and building domestic water shut off will typically be in the riser room at each building. Each C&C employee shall know where this room is at each building.

Site Level

  1. Fire Water
  2. Domestic Water
  3. Irrigation
  4. City Connection

Each C&C employee shall be familiar with civil drawings for location of domestic water vault, fire main vault as well as the irrigation drawings for the location of zone valves located throughout the site.

Notes

  • If fire water is affected, fire alarm will be set off and notify the fire department.
  • IF water is shut off to the units, make sure no hot water is run as the elements in the tank will burn up.
  • Once a valve is shut off, before eliminating a specific source for leak, allow 60 seconds as the pipes will still contain water and require time to drain.
